Long-term client, University of Leeds asked Sewell Construction to deliver the refurbishment of the ground, first and second floors of Baines Wing as part of their Ways of Working programme. They needed to make the space work more efficiently for the growing team and to create new collaborative and alternative spaces to promote new ways of working.
Up until 2024, the space was used by the Faculty of Medicine and Health and student services, so it needed completely reworking to support its new occupants.
The solution
The space was in good condition but unsuitable for the future ways of working and supporting hybrid working. We refurbished the ground, first and second floors of Baines Wing, including structural adjustments, flooring, ceiling updates and decoration.
The challenges
The building remained occupied throughout the project, so close coordination and liaison with the University was key to its success. We also had limited external space and had deliveries coming through the campus, which meant extensive coordination and strict segregation to ensure safety of all campus users.

The results
The end result has created spaces that support collaboration, inclusivity, flexibility and team cohesion. It will aim to create a positive work culture while providing work environments that meet individual and team needs.
